This is a main key point. Sadly, official image still in beta on their own OS and encounter various trouble when installing 64-bit desktop OS from the image.
The most possible and stable to install OS is Ubuntu 20.04 which only has server version and install Gnome manually once the OS is finished setup.
Most 64-bit OS for Pi are unstable to use which I encountered freeze when open terminal in Ubuntu 21.10. And Debian-based OS still dominated the Pi OS options which it is no way to swap alternative when the same based OS encounter problem.
For me, using 64-bit OS is the only choice as I have Pi 4 which has 8 GB ram and wasted half of capacity when flashing 32-bit OS. And it is headache when the OS froze.
